Price Per Square Foot Calculator
Price per SF = Total Price ÷ Square Feet
The universal comparison unit
Price per square foot is how commercial property is compared across almost every asset class. This calculator gives price per building SF, and where you supply land area, price per land SF, price per acre and the floor area ratio.
Worked example
$12,500,000 for an 84,000 SF building on 98,446 SF of land:
- Price per building SF: $148.81
- Price per land SF: $126.98
- Price per acre: $5,530,951
- Floor area ratio: 0.85
Which denominator matters
It depends what you are buying. For an income-producing building, price per building SF is the comparison. For land, redevelopment plays or anything where the improvements are near the end of their life, price per land SF or per acre is the real number — the building may be contributing nothing.
Floor area ratio tells you how intensively the site is currently used. A low FAR on well-located commercial land often signals redevelopment potential, though what is actually permitted depends on zoning — check the parcel through Property Intelligence.
Compare like with like
Price per SF is only meaningful within the same asset class, submarket, building quality and age. A Class A office SF and a 1970s flex SF are not the same unit.
