C-2 — General Commercial (City of Las Vegas)
C-2 is the classification the City of Las Vegas records as General Commercial. It is the workhorse commercial designation inside city limits and the one most often encountered on commercial property along the city’s arterial corridors and in Downtown Las Vegas.
What the city records
The City of Las Vegas zoning layer published through Clark County GIS carries this classification as C-2 with the description General Commercial. That is the city’s own wording, reproduced without paraphrase.
Where you encounter it
C-2 parcels are concentrated where general commercial activity has historically been permitted at scale: Downtown Las Vegas and the Fremont Street corridor, the major east–west arterials, and established commercial frontage across the older parts of the city. Parcels tend to be smaller and more fragmented than resort-corridor land, and are frequently improved rather than vacant.
What this means for a commercial buyer or tenant
- Existing improvements usually drive value. Unlike land in the resort corridor, C-2 parcels are typically valued on the income the existing building produces, which makes net operating income and cap rate the relevant analysis.
- Parcel size constrains use. Parking requirements frequently bind before the zoning classification does. A use that is broadly consistent with general commercial zoning can still fail on site constraints.
- The city is the authority. Unlike much of the Strip corridor, a C-2 parcel really is governed by the City of Las Vegas, so city planning is the correct point of contact.
A limitation worth knowing
Jurisdictions publish their zoning data differently. The City of Las Vegas layer publishes a description alongside each code; the City of Henderson layer frequently publishes a code with no description at all. Where a jurisdiction publishes no description, COMMRENV shows the bare code and says so rather than inventing wording — see Data Sources.
Verify before you rely on it
A classification of record is not a determination of permitted use. Overlays, conditions of approval, prior special use permits and pending applications all affect what is actually allowed. Obtain a zoning verification letter from the City of Las Vegas for any transaction.
