CR — Commercial Resort (Clark County)
CR is the zoning classification Clark County records as Commercial Resort. It is one of the most consequential commercial designations in Southern Nevada, because it governs much of the land in and around the Las Vegas Strip resort corridor.
What the county records
Clark County’s published zoning layer carries this parcel classification as CR with the description Commercial Resort. That description is the county’s own wording, reproduced here without paraphrase. COMMRENV does not add an interpretation of what the classification permits.
Why it matters commercially
Commercial Resort zoning is associated with the highest-intensity commercial uses in the county — the resort corridor, large-format hospitality and the commercial uses that support them. Parcels carrying it tend to differ from general commercial land in three practical ways:
- Scale. Assemblages in the resort corridor are frequently measured in tens of acres rather than fractions of one. Land economics are driven by development intensity rather than by existing improvements.
- Jurisdictional nuance. Much of the Strip corridor sits in unincorporated Clark County rather than the City of Las Vegas, despite carrying a Las Vegas mailing address. The governing authority for a CR parcel is usually Clark County, not the city.
- Entitlement complexity. Use, height, density and design in the resort corridor are subject to overlays and conditions that a zoning code alone does not express.
The Las Vegas address trap
This is the single most common mistake made on resort-corridor property. A parcel addressed “Las Vegas, NV” is not necessarily governed by the City of Las Vegas. Confirm the jurisdiction before you contact a planning department — asking the wrong authority costs weeks.
COMMRENV shows the governing jurisdiction on every Property Intelligence result precisely because it is so frequently misidentified.
Verify before you rely on it
Zoning of record tells you the classification. It does not tell you that a specific use will be approved on a specific parcel, and it does not account for overlays, conditions of approval, prior use permits or pending applications. For any transaction, obtain a zoning verification letter from Clark County.
Check a specific parcel
Zoning applies parcel by parcel. Look up the exact APN or address through Property Intelligence to see the classification of record, the governing jurisdiction, land area and the parcel boundary.

Verify before you rely on this
Zoning shown is the classification recorded in the Clark County GIS zoning layer for this parcel. It is not a determination of permitted use. Verify proposed uses with the governing jurisdiction before relying on this information.
