Henderson Commercial Real Estate
Henderson is Nevada’s second-largest city and a distinct commercial market from Las Vegas, with its own zoning code, its own planning department and its own entitlement process. A parcel in Henderson is governed by the City of Henderson — not Clark County and not the City of Las Vegas.

Property Intelligence returns the APN, governing jurisdiction, zoning classification, assessor acreage and parcel boundary for any Henderson parcel, live from Clark County GIS.
A data limitation worth knowing up front
The four local jurisdictions publish zoning data to different standards. Clark County, the City of Las Vegas and the City of North Las Vegas all publish a plain-English description alongside each zoning code. The City of Henderson zoning layer frequently publishes the code alone, with no description.
Where that happens, COMMRENV displays the bare classification and states that the jurisdiction published no description. It does not substitute wording from another jurisdiction’s code, because Henderson’s classifications are not interchangeable with anyone else’s. For a Henderson parcel, the city’s own zoning ordinance is the authority.
Where commercial activity concentrates
- Green Valley — established retail, office and medical serving a dense residential base.
- The West Henderson industrial corridor — the valley’s most active large-format industrial and distribution growth area.
- Anthem and the southern edge — newer neighbourhood retail and service commercial.

What the public record answers — and what it does not
For any Henderson parcel you can establish the assessor parcel number, the governing jurisdiction, the zoning classification of record, the assessor acreage and the parcel boundary, live from Clark County GIS.
What you will not get from public records is the owner’s contact details, building characteristics, recorded sale history, permit activity or any assessment of value. For Henderson specifically you also will not get a plain-English zoning description, for the reason set out above.
Those gaps are not a failure of the data — they are simply outside what the county publishes. COMMRENV shows the record and names the gaps rather than filling them with estimates.
Why Henderson is a distinct market, not a Las Vegas suburb
Treating Henderson as an extension of Las Vegas is a common and expensive mistake. It has its own zoning ordinance with classifications that do not map onto the county’s or the city’s. It has its own planning department, its own entitlement timelines and its own development standards. A consultant fluent in City of Las Vegas process is not automatically fluent in Henderson’s.
The commercial character differs too. Henderson’s retail and office base serves a comparatively affluent, settled residential population, which tends to produce steadier tenancy than tourist-exposed product in the resort corridor. Its industrial growth in the west of the city competes directly with North Las Vegas for large-format users.
A practical research sequence
- Get the APN through Property Intelligence.
- Confirm the jurisdiction is the City of Henderson and not unincorporated Clark County — the boundary is not always where people assume.
- Read the zoning classification of record. Expect a bare code without a description.
- Take that code to the City of Henderson zoning ordinance for its meaning. That ordinance is the authority; no third-party site is.
- Request a zoning verification letter before committing.
