North Las Vegas Commercial Real Estate
North Las Vegas is the valley’s primary industrial jurisdiction. The I-15 corridor running north from the city has absorbed the majority of Southern Nevada’s large-format distribution and manufacturing development, and the city governs that land under its own zoning code.
Research any North Las Vegas parcel
Property Intelligence returns the APN, governing jurisdiction, zoning classification and description, assessor acreage and parcel boundary — live from Clark County GIS.
The City of North Las Vegas publishes unusually detailed zoning descriptions, including redevelopment area and subdistrict designations. Where a parcel carries one, COMMRENV reproduces the city’s full description rather than truncating it to the base code — which matters, because the overlay is often the part that governs what can actually be done.
Why industrial concentrates here
- Large contiguous parcels. Industrial development needs acreage, and North Las Vegas has more of it in single ownership than the built-out parts of the valley.
- Interstate access. Proximity to I-15 is the determining factor for distribution users serving the Southwest.
- Jurisdictional willingness. The city has actively zoned and entitled for industrial use in a way the resort-corridor jurisdictions have not.
COMMRENV does not publish industrial vacancy rates, asking rents or absorption figures. Those require a verified pipeline that does not exist yet.

What the public record answers — and what it does not
For any North Las Vegas parcel, COMMRENV returns the assessor parcel number, the governing jurisdiction, the zoning classification with the city’s full published description, the assessor acreage and the parcel boundary.
The city’s descriptive detail is genuinely useful here. Where a parcel sits within a redevelopment area or a designated subdistrict, that is frequently recorded in the description — and the overlay often governs what can be built more than the base classification does.
What public records will not give you is ownership contact detail, sale history, permit activity, or the building specifications that decide whether industrial space actually works for a user.
The specifications that decide industrial deals
For distribution and manufacturing users, the determining factors are almost entirely absent from public data:
- Clear height — the single biggest constraint on modern distribution use, and the most common reason older stock fails to compete
- Dock and grade door counts — throughput capacity
- Power capacity — frequently the binding constraint for manufacturing
- Yard and trailer parking depth — determines whether trucks can actually manoeuvre
- Sprinkler class — governs what can be stored and at what height
None of these appear in any county dataset. They come from the building. This is precisely the boundary between what an intelligence platform can answer and what requires someone who has walked the property.
A practical research sequence
- Get the APN through Property Intelligence.
- Confirm City of North Las Vegas jurisdiction rather than unincorporated county.
- Read the complete zoning description, including any redevelopment or subdistrict designation.
- Check parcel acreage against the building footprint, yard and truck court your operation requires.
- Get building specifications from the owner or broker — they are not in the public record.
- Request a zoning verification letter before committing.
