Industrial Property — North Las Vegas
North Las Vegas is where Southern Nevada’s modern industrial product is. If you are looking for large-format distribution, manufacturing or logistics space in the Las Vegas valley, this is the jurisdiction that has the land, the zoning and the interstate access.
Why it concentrates here
- Contiguous acreage in single ownership. Modern distribution needs scale that the built-out parts of the valley cannot offer.
- I-15 access. The determining factor for users distributing into Southern California and the Southwest.
- A jurisdiction that has zoned for it. North Las Vegas has actively entitled industrial land in a way the resort-corridor jurisdictions have not.
Read the full zoning description, not just the code
The City of North Las Vegas publishes unusually detailed zoning descriptions, frequently including redevelopment area and subdistrict designations layered on the base classification. The overlay is often the part that actually governs what can be built.
COMMRENV reproduces the city’s complete published description rather than truncating to the base code. Check any parcel through Property Intelligence.
What the public record will not tell you
Clear height, dock and grade door counts, power capacity, yard depth and sprinkler class are the specifications that decide whether an industrial building works for a user. None of them appear in public county records. They come from the building, the broker and the owner.
That is the boundary between what COMMRENV’s data layer can answer and what requires a person — and it is why industrial requirements get worked directly rather than through a search filter.

Land versus building
North Las Vegas industrial divides into two quite different transactions. Existing improved buildings are underwritten on income — NOI, cap rate, DSCR, tenant covenant and lease structure. Development land is underwritten on what can be built, how quickly it can be entitled, and what it will cost to deliver.
For land, the public record carries more of the weight: zoning classification, any redevelopment or subdistrict overlay, parcel acreage and the boundary geometry are all genuinely decision-relevant, and all are available through Property Intelligence. For improved buildings, the record tells you comparatively little and the leases tell you almost everything.
Practical constraints worth confirming early
- Parcel shape and depth. A large parcel that cannot accommodate a truck court is not a large industrial parcel. The boundary geometry on every Property Intelligence result makes shape immediately visible.
- Access and truck routing. Designated truck routes and turn restrictions constrain distribution use independently of zoning.
- Utility capacity. Power and water to the site, not merely to the area.
- Entitlement status. Whether the land is entitled, and on what conditions, materially changes both timeline and value.
The last three require the jurisdiction and the utilities. COMMRENV does not estimate them.
Verify zoning properly
Read the city’s complete published zoning description rather than the base code alone, then obtain a zoning verification letter from the City of North Las Vegas. The Las Vegas commercial zoning guide explains why zoning of record and permission to build are not the same thing.
