Retail Property — Las Vegas

Retail property in the City of Las Vegas divides into two markets that behave almost nothing alike: tourist-facing retail in and around the Downtown corridor, and neighbourhood retail serving residents along the city’s arterials.

Two different underwriting problems

  • Tourist-facing retail lives and dies on footfall, which is tied to visitation and to what is happening in the resort corridor. Income can be strong and volatile in the same asset.
  • Neighbourhood retail is driven by residential rooftops, daily-needs tenancy and anchor covenant. It underwrites more like an annuity and is valued accordingly.

Applying the same cap rate to both is the most common error in Las Vegas retail. The difference is a function of income durability, which is exactly what a cap rate is supposed to price.

Zoning and parking

Most city retail frontage carries C-2, General Commercial. For retail, parking ratio frequently binds before the zoning classification does — particularly for restaurant and assembly uses, which carry heavier requirements than general retail.

Analyze the deal

Build income properly with the NOI calculator — retail NOI is especially sensitive to recovery structure and to how vacancy is treated. Then test price with the cap rate calculator and financing with DSCR.

What to check before you commit

  • Parking ratio. The most common reason a retail use fails on an otherwise suitable site. Restaurant and assembly uses carry materially heavier requirements than general retail.
  • Anchor covenant and co-tenancy. In anchored centres, co-tenancy clauses can let inline tenants reduce rent or terminate if the anchor goes dark. Read them before underwriting the income.
  • Recovery structure. Whether the leases are triple-net, modified gross or full service changes both the income and the expense side of the calculation.
  • Lease expiry profile. A centre with concentrated near-term expiries is a materially different risk from one with staggered terms at the same occupancy.
  • Visibility and access. Curb cuts, median restrictions and turn movements affect retail performance more than most spreadsheets acknowledge.

How to underwrite it

Retail NOI is unusually sensitive to how recoveries and vacancy are treated, which is why building it yourself matters. Use the NOI calculator and watch the operating expense ratio it reports — an implausibly low ratio in a retail asset usually means recoveries have been netted somewhere they should not be.

Then test the price with the cap rate calculator, remembering that the cap rate is pricing income durability. Tourist-exposed retail and daily-needs neighbourhood retail should not clear at the same rate even when current income is identical.
